Home search and tours

1 to 3 weeks

I send available homes and we tour the best ones. Good homes move quickly, so be ready to decide.

Application

same day you choose

Each adult completes an application and pays the fee. You provide proof of income and identification.

Approval

2 to 4 days

The owner reviews your application. If approved, you sign the lease and pay the security deposit to hold the home.

Move-in

on your lease start date

You pay the first month's rent, collect keys, and complete the move-in condition form.

What you need at move-in

For a home renting at $2,100 a month, with two adults and one pet:

Application fees: $100 (two adults at $50 each)

Security deposit: $2,100

Pet deposit: $400

First month's rent: $2,100

Total before you move in: $4,700

What To Know

The terms that matter

Qualifying

Many owners look for monthly income of about three times the rent, along with acceptable credit and rental history. Each owner sets their own criteria in writing.

Application fees

Because fees are per adult and usually non-refundable, apply for the home you truly want and read the criteria first.

Security deposit

Texas law requires the owner to return your deposit within 30 days of move-out, less itemized deductions, once you provide a forwarding address.

Move-in condition form

Record every mark, stain, and defect in writing, with photos, when you move in. It protects your deposit when you leave.

Maintenance requests

Report repairs in writing and keep a copy. The lease explains which repairs are the owner's and which are yours.

Renewals and notice

Leases state how much notice you must give before leaving, often 30 to 60 days. Put the date on your calendar.

HOA rules

Community rules on parking, trash, and yard care apply to tenants as well as owners.
