What a vacant month really costs
A home that should lease for $2,100 a month:
Priced at $2,100: leases within about two weeks.
Priced at $2,250: sits six extra weeks, then leases at $2,150.
Lost rent: about $3,150. Extra rent gained over a year: $600.
Takeaway: Asking too much ends about $2,550 behind in the first year. Pricing to the market usually earns more.

What to budget for
The terms that matter
Pricing
Renters compare your home with every similar one available that week. A home priced slightly high sits, and each vacant week costs more than the extra rent would earn.
Screening criteria
Texas landlords give applicants written selection criteria. Applying the same standards to every applicant is both good practice and required by fair housing law.
Security deposit
Usually about one month's rent. Texas law requires it to be returned within 30 days of move-out, less itemized deductions for damage beyond normal wear.
Required safety items
Texas law sets requirements for door locks, rekeying between tenants, and smoke alarms. I make sure the home meets them before move-in.
Flood notice
Texas leases include a notice about flood risk and whether the home has flooded in the past five years.
HOA rules
Tenants must follow the community's rules, and some associations require owners to register a lease.
Lease timing
Homes lease fastest in spring and summer. Setting the lease to end in those months makes the next vacancy shorter.
