Katy

Katy stretches west of Houston along Interstate 10, where Harris, Fort Bend, and Waller counties meet, and is one of the most sought-after suburbs in Texas for families. It is known for its schools, its master-planned neighborhoods with pools, trails, and parks, and a steady supply of both established homes and new construction. Day to day, most of what you need is close by, from the shops and restaurants at LaCenterra to Katy Asian Town.

Best for: Families who want strong schools and neighborhood amenities.

Fulshear

Fulshear sits just west of Katy, where FM 1093 meets FM 359. It had about 1,100 residents in 2010 and has since become one of the fastest-growing cities in the country. It still feels open, with a small downtown, wide skies, and room to breathe. Buyers come here for newer homes on larger lots, luxury custom builds, and true acreage properties a short drive from the city.

Best for: Buyers who want new construction, more land, or an estate property.

Cypress

Cypress is a large unincorporated community northwest of Houston along Highway 290, and it offers a great deal of home for the money. Its master-planned communities are built around water and green space: Bridgeland has more than 60 miles of trails, and Towne Lake is built around a 300-acre private lake where residents can take out a boat. It suits buyers who want space and a neighborhood feel without Inner Loop prices.

Best for: Families who want space, lakes and trails, and good value.

Richmond

Richmond is the seat of Fort Bend County, set on the Brazos River. It was incorporated in 1837 as one of the first cities of the Republic of Texas, and its historic downtown is still the heart of the town. Around that core, master-planned communities have brought modern homes, parks, and amenities such as the working community farm at Harvest Green. Buyers often find more house for their budget here than in neighboring Sugar Land.

Best for: Buyers who want value, newer communities, and a touch of small-town character.

Sugar Land

Sugar Land, southwest of Houston, is one of the most established and best-planned cities in the region. It combines mature, tree-lined neighborhoods with Sugar Land Town Square, the Smart Financial Centre concert hall, and Constellation Field, home of the Sugar Land Space Cowboys. Homes range from classic family houses in First Colony, the city's largest master-planned community, to lakefront and golf-course properties.

Best for: Buyers who want an established community with city amenities close to home.

Houston Inner Loop

The Inner Loop is the heart of Houston, the area inside Interstate 610, and it is where the city's urban living takes place. Each neighborhood has its own character, from the grand estates of River Oaks and the historic bungalows of the Heights to the townhomes and high-rises of Midtown and Montrose. Living here means short commutes and walkable streets, with museums, parks, and many of the city's best restaurants minutes away.

Best for: Buyers who want walkability, culture, and a short commute.

North of Interstate 10 is where much of Katy's newest construction is happening, with large master-planned communities rising on former prairie. Buyers come here for newer homes and community amenities at prices that are often lower than south Katy.

Katy - Southwest

Southwest Katy is home to Cinco Ranch, Seven Meadows, and Grand Lakes, some of the best-known master-planned communities in the Houston area. Expect lakes, trails, and neighborhood pools, with shopping and dining at LaCenterra close by.

Brookshire

Brookshire is a small Waller County city on Interstate 10, about seven miles west of Katy. It offers a quieter, more rural setting, with new communities and land now arriving as growth moves west along the freeway.

West and south of Fulshear, neighborhoods give way to open country. This is where to look for acreage, horse properties, and custom homes, including the golf and lake community of Weston Lakes, along with Fulshear's newer master-planned communities.

Bear Creek South

Bear Creek is an established part of west Harris County along Highway 6, with mature trees and homes that often cost less than newer suburbs farther out. It is close to the Energy Corridor and Bear Creek Pioneers Park. Homes here sit near the Addicks Reservoir, so I review flood history carefully with every buyer.

The southern part of Cypress has seen steady new construction, with communities built around lakes and greenbelts. It is a practical choice for buyers who want a newer home in Cy-Fair ISD with access to both Highway 290 and the Grand Parkway.

Hockley is an unincorporated community in northwest Harris County on Highway 290, founded in 1835. New communities here offer some of the most affordable new construction in the Houston area, which is why I have helped many buyers and investors purchase and lease homes in Hockley.

Waller sits on Highway 290 at the edge of Harris and Waller counties, about 41 miles northwest of downtown Houston. It keeps a small-town, rural feel, with acreage, country homes, and new communities for buyers who want more space for their budget.

Manvel and Iowa Colony sit in Brazoria County along Highway 288, south of Houston, and both have grown quickly in recent years. New master-planned communities such as Meridiana and Pomona offer newer homes with a direct drive north toward Pearland and the Texas Medical Center.
